Inspection process for furnished houses

Mar 10,2026

Nowadays, many homeowners choose to purchase fully furnished houses directly in order to save the trouble of later decoration. A fully furnished house refers to a house that has undergone hard decoration, and only requires simple soft decoration before moving in, which is very convenient. However, the current high-end housing market is uneven, and the inspection work has become a crucial step.

Preparation in advance:

1. Prepare a few pens and a few blank sheets of paper to record any non-standard points. If there are quality issues, the owner should promptly negotiate with the developer and develop a solution to fix them within a specified period of time. If the owner fails to move in on time as a result, the developer shall bear the liability for breach of contract;

2. Bring the contract, which includes the distribution map of the community, agreement details, layout drawings with dimensions (go back and take the contract to see if there are any), decoration material confirmation form (brand, style, and model of materials), and other materials. It is necessary to read them carefully before inspecting the house.

3. Preparation of materials before house inspection: Professional inspection box (hollow drum hammer, water bucket, water pipe, funnel, flashlight, leveling table, etc.)

House Inspection Process 1: Check Air Quality

Before inspecting a fully furnished house, it is necessary to have a professional quality inspection agency test the indoor air to see if it exceeds the standard. If the test exceeds the standard, it indicates that the decoration materials used by the construction party and decoration company do not comply with national regulations and standards, which can produce harmful substances and gases to the human body, causing safety hazards. At this time, the buyer can directly apply for check-out.

House Inspection Process 2: Waterway Acceptance

In a fully furnished house, waterways can be roughly divided into three types: hot water pipes, cold water pipes, and medium water pipes. When inspecting the house, special attention should be paid to checking the distribution and interface of these waterway pipes, as well as whether there are any misconnections or omissions. If there are any of the above phenomena, they should be immediately raised for modification, otherwise it is easy to cause inconvenience in water use in future life.

House Inspection Process Three: Circuit Acceptance

When inspecting a fully furnished house, attention should be paid to checking whether the distribution of indoor switches and sockets, leakage protection device switches, strong and weak current, and high-power electrical circuits is reasonable. Otherwise, it is easy to cause circuit faults or current short circuits during household electricity use, resulting in household electricity problems.

House inspection process four: leakage test

During the acceptance process of a fully furnished house, it is necessary to conduct a leak test on the kitchen and bathroom. A large amount of clean water can be poured on the floor to check if the water flow is smooth and if the floor slope is appropriate. If it meets the standards, it can pass. If the drainage is not smooth, it means that there is a risk of "flooding the golden mountain" in the future, and no one wants the water to soak up the floor, right.

Room inspection process five: Check the ceiling

When inspecting indoor ceilings, attention should be paid to observing the interior of the ceiling from multiple angles of the house to see if light steel joists are used, in order to avoid some poor decoration companies or construction teams using inferior wooden joists as a substitute, which may harm the rights and interests of consumers themselves.

House Inspection Process 6: Verify the Model of Decoration Materials

When inspecting a fully furnished house, attention should be paid to checking whether the models of the water and electricity pipes, hardware accessories, sanitary ware, lighting fixtures, and kitchen utensils used indoors are consistent with those listed on the decoration material list. If building materials with different models are found, they can be directly requested and replaced.

How to inspect a finely decorated house upon delivery? I believe everyone now understands, right? I would like to remind you that when inspecting a fully furnished house, you must pay attention to any problems found during the inspection, whether it is a problem with the house itself or the decoration. If it is a problem with the house itself, you must communicate with the developer in a timely manner to avoid hidden dangers.
